Ronnie Lee Phillips, CIPS, Advisor, BrokerRonnie Lee Phillips is the managing member and principal advisor of RealStar Realty Advisors, LLC. Mr. Phillips’ recent advisory work included; Eminent Domain issues, valuation of 100 residential subdivision lots, a 250-units Class-A apartment complex acquisition analysis, triple net retail acquisition analysis, a 50 house portfolio disposition analysis, and zoning change approvals. The total value of the real property under analysis was in excess of $30,000,000. Mr. Phillips’ commercial real estate career spans property maintenance, property and asset management, leasing, development, brokerage, investment, and advisory. Mr. Phillips has been involved in the acquisition and disposition analysis of institutional investment grade CBD office buildings with fair market values ranging from $7,000,000--$50,000,000, using ARGUS-DCF financial modeling software, which is the corporate standard for global commercial real estate valuation and real property portfolio analysis. Mr. Phillips has extensive experience as a commercial real estate manager and leasing manager, managing a portfolio of five office buildings containing 485,924 square feet of multi-tenant office space with an annual budget of $4.9 Million in the NASA/Clearlake area of Houston, TX. The portfolio’s diverse professional tenants included NASA and contractors for NASA, such as Lockheed-Martin, Boeing, and governmental agencies such as OSHA. He also provided Landlord and Tenant Representation for the leasing of the portfolio’s office space. Since 2010, he has represented tenants in commercial lease negotiations for Class-A office space in the San Francisco bay area of California. Mr. Phillips is a national lecturer for local REALTOR® Associations on the subject of real estate investment, real property finance: principles & applications, and commercial lease negotiations and contributed as a lecturer for the University of Tennessee’s Professional Development Program. Altogether he has presented approximately 3,188 lecture/classroom hours at the college level on real estate principles, real estate practice, real estate investment, real estate finance, real estate economics, and property management. Mr. Phillips holds a Master of Land Economics & Real Estate degree from the Mays Business School at Texas A &M University. This intensive real estate course of study is one of only two college graduate level programs in the United States recognized by the Appraisal Institute in fulfillment of the educational requirement to obtain its prestigious Member of the Appraisal Institute (MAI®) designation. It is also one of two colligate programs recognized by the Appraisal Foundation. Mr. Phillips attended the University of Tennessee at Knoxville and earned his Bachelor of Business Administration (BBA) degree in Management with emphasis on Project and Property Management from the University of Houston-Downtown. Excluding his master level courses, he has accumulated nearly 400 hours of continuing real estate education. Mr. Phillips is principal real estate broker in California and Tennessee and has been an active member of the National Association of REALTORS® since 1999.
